Logicenters recruits Jens Nordlinder as Asset Manager

Logicenters continues to strengthen its organization and has appointed Jens Nordlinder as Asset Manager. In his new role, he will work closely with Logicenters customers to ensure long-term value creation across the company’s property portfolio.

Jens Nordlinder brings extensive experience in property management, customer relations, and service development. He joins Logicenters from Fastighetsägarna, where he served as Customer Account Property Manager. Prior to that, he worked at HSB, where he was responsible for procurement and follow-up processes, as well as leading the development of maintenance plans. In addition, he has a background in project management from his time at John Mattson Fastighets AB.

“I’m driven by building relationships and finding solutions that make everyday life easier for both customers and colleagues. For me, property management is about creating safe and sustainable environments where businesses can thrive. Logicenters recruits Johan Warfvinge as Head of Development

Logicenters further strengthens its organization by recruiting Johan Warfvinge as Head of Development. He will be responsible for the company’s development operations in the Nordics, leading the work to drive new projects and further develop existing facilities.

Johan Warfvinge joins Logicenters from Zeppelin, where he held the position of Head of Real Estate. He has previously held leading roles at, among others, Wellbo and Wästbygg, and brings extensive experience in property development and project management within the construction and logistics sectors.

The company has a clear vision of combining growth with sustainability, and I look forward to continuing to drive the development forward together with the team,” says Johan Warfvinge, new Head of Development at Logicenters.

Southbay and Nrep Logicenters form new strategic joint venture for logistics development in Sweden – launching with a major brownfield investment in Malmö

With some of the Nordic region’s most experienced professionals in their teams, Southbay and Nrep Logicenters are now joining forces in a strategic joint venture focused on new development projects in the Swedish logistics market. The partnership, built on a long-standing relationship between the parties, combines financial strength, proven execution capability, and deep expertise in modern logistics across the Nordics. The collaboration will be initiated with a brownfield project in Norra Hamnen, Malmö.

The JV is led by Matthias Kettelhoit, former CEO of Logicenters. Matthias brings extensive experience from the logistics industry, both from the operator side as Business Director at Schenker and CEO of Aditro Logistics, as well as co-founder and CEO of Logicenters. The partners’ initial target is to establish a portfolio of logistics properties in Sweden with a total property value of approximately SEK 3 billion. The focus is on modern, flexible, and long-term sustainable facilities that meet both current and future operational requirements and logistics needs.

The JV partners are Nrep and Southbay. Real estate investor Nrep has the well-established logistics platform Logicenters, with more than 1.3 million sqm of logistics properties in Sweden. Southbay is a real estate investor founded in 2024 by Nrep’s co-founder Rickard Dahlberg, together with Felix Paljak, Erlendur Hilmarsson, Johanna Wollgård and Tanja Vucetic. The parties and their teams have a long-standing relationship, and logistics specialist Matthias Kettelhoit now heads the joint venture with the mandate to identify, acquire, and develop projects across Sweden.

“We have entered this partnership with a clear common ambition: to become a leading force in the development of modern logistics properties in Sweden. The combination of Southbay’s and Nrep’s market-leading expertise, resources, and local presence gives us a unique ability to act faster and more flexibly than many other players,” says Matthias Kettelhoit, responsible for the joint venture between Southbay and Nrep.

As their first joint project, the parties have acquired the property Värmet 3 in Norra Hamnen, Malmö, one of the Öresund region’s most attractive logistics locations with proximity to the port, motorway network, and international transport flows. The existing industrial buildings on the site will be replaced with two state-of-the-art logistics facilities totalling approximately 40,000 sqm GFA. The projects will be developed to the highest environmental standards and with full flexibility to meet tenants’ specific requirements. Construction is planned to begin in 2026 and will proceed in phases in line with lease signings.

Bring establishes new terminal in Stockholm – triples capacity

The delivery company Bring is to establish a new terminal in northern Stockholm. The new terminal will provide space for more packages – and shorter delivery times for consumers in Sweden’s most parcel-intensive area.

–We have grown a lot in recent years, and are starting to outgrow the current terminal in Västberga. Demand for deliveries is increasing rapidly – not least in Stockholm, which is the largest e-commerce market in the Nordic region. We need more capacity where most people live. That’s why we are investing in Stockholm Nord, which will complement the current terminal in Västberga, says Hanna Jonasson, Director of Operations at Bring.

Optimal location
Logicenters will develop the new terminal in northern Stockholm of approximately 22,000 square meters. With the new terminal, Bring will triple its capacity in the Stockholm area – and shorten delivery times in Mälardalen.

– On behalf of Bring, we have developed a solution where we expand an existing logistics property. By using a purpose-built terminal building, we save on both the environment, costs and time. The location, close to both the inner city and the major traffic flows, is optimal for a delivery company because it reduces the number of miles driven and makes it easy for staff to commute, says Fredrik Nygren, Commercial Director at Logicenters.

Ready for operation in 2027
Inside, Bring is investing in new technology and automated sorting solutions that will increase capacity up to three times the current capacity. The move-in is planned for the fall of 2027.

Logicenters welcomes Tamro as tenant in Eskilstuna

Pharmaceutical distributor Tamro and Logicenters are entering a long-term partnership by filling an entire property in Eskilstuna. The investment is significant for both parties in order to support Tamro’s continued growth journey.

With the new agreement, Logicenters welcomes Tamro to its operations in Eskilstuna, where the entire 20,400 m² of the property is now fully leased. Tamro is a key player in Swedish healthcare and is part of the international Phoenix Group. Logicenters already has good experience in pharmaceutical logistics with adapted areas for temperate zones, security and high air quality.

– The collaboration with Logicenters has been very positive. They understand our need to future-proof our operations. This is a strategic, offensive solution that gives us the opportunity to continue growing with our customers, says Mats Johnson, CEO of Tamro.

Tamro is an independent distributor that ensures that pharmaceuticals reach pharmacies, hospitals and healthcare facilities throughout Sweden. The company handles approximately 5.4 million pharmaceutical orders annually with deliveries to all pharmacies and hospitals within 24 hours.

The tenant is expected to move in early 2026.

Logicenters gets new tenant in Staffanstorp – Swedish distributor moves in

Logicenters has signed a long-term lease agreement with a major Swedish distributor and retail chain. This means that both the first and second construction phases in the area are now fully leased. The premises are an addition of almost 50 jobs for Staffanstorp.

Logicenters welcomes another new player to Staffanstorp, filling the last vacant space of a total of 60,000 m2 of logistics space. The premises include refrigerated and frozen storage areas and are designed to meet high hygiene requirements.

Staffanstorp offers excellent conditions for efficient logistics operations with a strategic location between Lund and Malmö. In addition, the region’s other major cities and important transport routes further out into the country and Europe are within reach.

– We are very pleased to welcome another strong player to Staffanstorp. This not only marks that the first stages are fully leased, but it also shows the enormous potential of this area. Logicenters is currently developing and managing over 75,000 m2 of state-of-the-art production and logistics space in Staffanstorp, where the new tenant contributes to an even more viable and diversified business cluster. AAK invests in a new production and logistics facility in collaboration with Logicenters

AAK, specialists in plant-based oil and fat ingredients, is investing in a new state-of-the-art logistics facility in Staffanstorp, Sweden. This is taking place within the framework of its foodservice operations, and in collaboration with Logicenters.

AAK’s oil and fat ingredients are found in several popular consumer and foodservice products. Their development in Logicenters’ state-of-the-art facility in Kronoslätts industrial park, Staffanstorp marks an important step forward in their business venture.

The facility will be tailored for, among other things, the largest production of mayonnaise in the Nordic region, employ approximately 70 people, and cover approximately 16,000 m² with a long-term agreement and planned occupancy in 2026. The property will be certified according to BREEAM and have several features for reduced climate impact, including solar cells.

– This new facility represents an important step in our development. We can now ensure a more sustainable, flexible, and future-proof operations and logistics solution for our customers, while offering a more attractive workplace for our employees, says Søren Ask Nielsen, Managing Director of Foodservice Europe at AAK.

Logipac moves in to Logicenters facility in Kallhäll

Last year, Logipac chose Logicenters as its landlord for the company’s first relocation in over 20 years. Now, they are moving into their new facility on Mejerivägen.

The new building meets all environmental requirements for modern logistics, featuring solar panels on the roof and certification according to the BREEAM Excellent standard. The phased move-in process began in the summer of 2024, and the facility is now fully operational. Logipac is leasing 7,000 sqm of the building’s total area of 31,000 sqm.

“We are very pleased that Logipac has entrusted us with hosting their operations. Our modern facility in Kallhäll will provide them with ample space to strengthen their growth and employee development,” says Fredrik Nygren, Commercial Director at Logicenters.

The Kallhäll property is strategically well-positioned, with close proximity to Stockholm and excellent distribution access via the E18 highway—ensuring easy accessibility for both employees and customers.

Soltech Energy Solutions and Logicenters in New Solar Energy Partnership

Soltech Energy Solutions, a company within the Soltech Group, develops large-scale energy solutions for property owners. The company is now expanding its solar energy collaboration with Logicenters through an agreement for a new rooftop solar power installation in Staffanstorp. With a capacity of 2.25 MW and 3,641 solar panels, this will be one of Logicenters’ largest solar investments to date and the 13th installation carried out by Soltech for the logistics property developer. The order value is approximately SEK 12.5 million.

Soltech Energy Solutions specializes in large-scale solar energy and energy storage solutions for property owners, energy companies, and the manufacturing industry. With over 30 years of experience, the company focuses on creating smart and cost-effective renewable electricity production for commercial properties, particularly within the growing segment of logistics real estate.

Now, the company has signed a new agreement with Logicenters for a solar power installation in the Kronoslätt Industrial Park, covering an area of approximately 20,000 square meters.

“This is our 13th installation together with Logicenters, and we are very pleased to have earned their continued trust. Logicenters is a company with ambitious climate investment goals, and they are committed to delivering on these ambitions. This time, it is also particularly exciting that we are collaborating with our sister company, the electrical engineering firm Provektor, on the project. We look forward to starting the installation,” says Daniel Grandin, Key Account Manager at Soltech Energy Solutions.

The new installation is expected to be completed in the second quarter of 2025, with commissioning scheduled for June.

“We have a clear strategy to develop sustainable logistics properties for our customers and invest in smart energy solutions. Building one of our largest solar power installations is an important step in reducing our climate footprint and making our properties more energy efficient. The installation in Kronoslätt Industrial Park is expected to produce approximately 2,050 MWh per year – equivalent to the electricity consumption of 580 households or enough to power an electric car for 270 laps around the Earth,” says Jon Malmsten, Solar Energy Expert at Logicenters.

Logicenters’ groundbreaking logistics facility nominated for MIPIM Awards

Logicenters’ sustainable logistics project in Bålsta has reached the finals of the prestigious MIPIM Awards – as the only Swedish entry in the Best Industrial & Logistics Project category.

By combining innovative design with sustainable materials, the project has achieved an exceptionally low carbon footprint of 2.7 kg CO2/m²/year while also creating a work environment that promotes both employee well-being and biodiversity.

According to Logicenters, the facility is the world’s largest hemp-insulated logistics building and the first of its kind to extensively utilize bio-based materials. Featuring a wooden frame and hemp-insulated wall panels, the project has successfully reduced emissions by 88 percent compared to traditional building materials. The total climate impact is also half that of SGBC’s threshold for NollCO2 certification.

– Our innovation project in Bålsta gaining international recognition with a MIPIM Awards finalist position is a great honor. The nomination reaffirms our commitment to reducing carbon emissions in the built environment and demonstrates that sustainability and efficiency can go hand in hand, says Eva Sterner, Head of Development at Logicenters.
